Service Description Prevent costly booking errors and regulatory violations. This service audits your property management systems to ensure your active listings are perfectly synchronized and compliant with local laws. Pricing is structured into three transparent monthly tiers based on your active portfolio size: Tier 1: The Listing Audit ($1,280/month): Routine checks of property captions, amenities, and basic OTA synchronization for growing portfolios (10–25 units). Tier 2: The Compliance Manager ($1,600/month): Deep-dive system audits, enforcing minimum-stay regulations (e.g., 30-day rules), and resolving PMS disparities for mid-size agencies (26–50 units). Tier 3: The Systems Architect ($1,920+/month): Full-stack data synchronization, complete portfolio compliance oversight, and custom reporting for established firms (51+ units). Deliverables: Routine alignment of data across Streamline, Airbnb, and VRBO to prevent disparity. Enforcement of regional booking regulations and minimum-stay requirements. Updating property knowledge bases, amenities lists, and photo captions. Service Guarantee: I guarantee 100% accuracy in data entry and compliance verification for the approved scope. Any listing disparities caused by procedural errors on my end will be immediately patched. Terms of Agreement & Operations: Client Obligations: Provide secure access to necessary platforms (PMS, OTAs) and clear documentation on regional short-term rental compliance laws and minimum-stay rules. Contractor Status: I operate as an Independent Contractor. I am responsible for my own equipment, workspace, and local taxes. Compensation: The flat monthly retainer is finalized during the Discovery Call. 100% of the agreed fee is due upfront at the beginning of each billing cycle. Out-of-scope requests are billed separately. Data Security: Strict confidentiality is maintained. Proprietary operations, revenue data, and listing algorithms are protected and never shared. Non-Solicitation: Neither party shall solicit or recruit the other party’s employees, vendors, or clients. Termination: This agreement operates on a month-to-month basis. Either party may terminate prior to the next cycle with a 15-day written notice; compensation is guaranteed for work completed up to the termination date.
